Major Financial Institutions often require 100% debt cover before the constructions can proceed. This is not only difficult to attain but holding cost also play a factor until this is achieved. Our funders will work off the Gross Realisation Value (GRV) rather than the Total Development Cost (TDC) when calculating lending. The lender will also look at the Project itself, where and what it is, the end profit (above 25% would be an advantage), and the people behind the development- builder and owner. GRV finance can provide up to 70% of the end value of the project, minimizing the developer equity with little or no presales required. Of course all fees and interest are capitalized.
